A quick guide for what you need to know about Lifestyle Communities.


Are Aspen Lifestyle Villages retirement villages?

Aspen Lifestyle Villages are generally referred to as manufactured housing estates (MHEs) or permanent park living and are residential communities whereby residents own their manufactured home or dwelling, but lease the site (land) their home sits on from Aspen.  The weekly rental payments cover the lease of this site along with access to the various facilities within the community. 

Can I move into the Village if I have children living with me?

Each village has different rules on the number of residents and if children are allowable. We suggest you check with the village you are interested in and discuss with a sales consultant.

Are pets allowed?

Each village has different rules on pets due to their space and location. We suggest you check with the village you are interested in and discuss with a sales consultant.

If I am interested in buying a home, what would be the next step(s)?

If you have not already done so, please book an appointment to view the village and the facilities along with the new home.  Your sales agent can then discuss next steps.

How quickly can I move in?

This will depend on which village you are moving into and whether you are buying a new home or an existing home, but in many instances you may be able to move in straight away. Each situation is different, so please consult your sales agent.

What is the community like?

Our typical village profile changes from area to area but generally our communities consist of residents aged between 60 and 75 years who are seeking an independent and active lifestyle through their retirement within a community of like-minded people.

What are the weekly rents and rental assistance?

Weekly rents vary depending on the villages location and facilities provided.  Your sales agent will be able to explain rental amounts and inclusions.

So, what does the weekly rent cover?

The weekly rental payments cover the lease of the site along with access to the various facilities within the community. 

How are Rent Reviews calculated and how often are they reviewed?

The method of how rent reviews are calculated varies for each village in line with relevant legislation.  They are generally conducted annually with a market review undertaken periodically.  Your sales agent will be able to advise more details.

How is the Weekly Rent paid?

Rent is paid by direct deposit, to ensure you don’t need to worry about payment dates.

What Act of Parliament governs the lease under my RSA?

MHE’s and permanent park living are generally governed at the state level with each state producing an information brochure or booklet to assist in understanding the legislation.  Your sales agent will be able to provide you a copy of this information.

Does each Village have the same facilities?

Village facilities differ depending on space and location. We suggest you discuss with a sales consultant to see what facilities are available at each of the villages.

Can anyone use the facilities?

The facilities of the villages are for the use of members and their guests only.

Do I own the home?

Yes, and it is also a willable asset, which is generally not the case in traditional retirement villages.

Insurance

Insurance is covered in the site agreement; your sales consultant can assist you with this as it subject to state regulations.

Can visitors stay with me?

Naturally, relatives and any other visitors you wish to invite are welcome to your home at any time. Some restrictions apply along with fees in some villages, your sales agent will be able to provide more information.

Are there any hidden fees?

All fees are detailed in the site agreement. Stamp duty is not applicable to the sale.

Will I have to contribute to body corporate?

No, there are no body corporate fees.

If I choose to sell my home, what fees and charges apply?

This will depend on which village you are moving into, your sales consultant can assist you with this.

Do I have to pay for the facilities within the village?

No, our communities have facilities that are included for our residents at no extra expense.

Do I have to pay for the activities I participate in?

Our communities have facilities that are included for our residents at no extra expense, however classes and additional activities may incur extra expenses, so that residents who don’t use these activities do not have to pay for them. Please liaise directly with the village you are looking to reside at.

I prefer to live a private lifestyle – is an Aspen Living Village for me?

Our residents can get as involved in the community as they like. Being that all our homes are stand-alone properties it is up to the individual to involved themselves in the community as little or as much as they see fit.

Is there wireless internet (WIFI) connection available in each village? If so, is this an extra fee I need to pay?

This will vary from park to park; your sales consultant will be able to provide this information for you.

What is a manufactured home? What is the difference between manufactured and modular homes?

Manufactured homes are constructed off-site and transported to their intended residential location upon completion. At the settlement site, the home is secured and connected to the established water, electrical, telephone line, plumbing, sewerage and gas. Manufactured homes are built to rigorous industry standards and comply with all relevant government legislation.

The terms ‘manufactured homes’, ‘modular homes’ and ‘park homes’ are often widely used interchangeably to refer to homes constructed off-site.
